`COMES NOWSFR XII Miami Owner1, LP as successorin interest of MIA Real Rentals II LLC,hereinafter (“Plaintiff”),

`and brings action against, Nelson Charles and Mirela Charles, hereinafter (“Defendants”) and alleges as follows:
`
`1. This is an action to evict tenants from real property in Palm Beach County,Florida.
`
`2. Plamtiff SFR XI[ Miami Owner 1, LP purchased the property from MIA Real Rentals II LLC, on December 29, 2021, and
`
`becamethe successorin interest and the new landlord. See Special Warranty Deed attached.
`
`3. Plaintiff is the Landlord and Defendantsare the tenants ofthe following described real property in the said county, 7388 Willow
`
`Spring Cir E a/k/a 7388 Willow Springs Cir E, Boynton Beach a/k/a Lake Worth, FL 33436
`
`4. Defendants have possession of the property under a written agreement (a copy of the written agreementis attached to this
`
`complaint) to pay rent at $2,500.00 per month.
`
`5. Defendants failed to pay the full rent amount due underthe rental agreement.
`
`6. Plaintiff served Defendants with a written notice on March 16, 2022 to pay the outstanding rent of $2,500.00 or deliver
`
`possession, but Defendants refuse to do either. A copy of the notice is attached to this complaint.
`
`7. Plaintiff has not received paymentsince notice was delivered to Defendants.
`
`8. Plaintiff has retained the law firm of Kelley & Grant, P.A., and is obligated to pay said firm reasonable legal fees to enforce
`
`said rights. Plaintiff is entitled to an award of costs and reasonable attorney’s fees pursuant to Florida Statutes § 83.48.
`
`WHEREFORE,Plaintiff respectfully demands judgment for possession of the property against Defendants, costs, and
`
`reasonable attorney fees for this matter, and that the Court order such furtherrelief this Court deems just and proper.

`83.49(1) - (2) with legal counsel ofhis/her/their choice and hereby consent, to the maximum extent

`Yourlease requires paymentofcertain deposits. The landlord maytransfer advancerents to the landlord’s
`accountas they are due and without notice. When you moveout, you must provide an appropriate mailing
`address so thatthe landlord can send you deposit and/or notice regarding your deposit. The landlord must
`mail you notice, within 30 days after you moveout, ofthe landlords intent to impose claim against the
`deposit.

`Retention/Disbursement of Security Deposit. On the Termination Date, the Premises are tobe
`surrendered to Lessorin as good condition as they were on the Commencement Date. All utility,
`telephone, and other charges payable hereunder by Lessee for which Lessor may have anyfinancial
`liability will be paid in full by Lessee. Lessorwill inspect the Premises and ifsaid inspection discloses
`damageortheft, or any chargesofutility, telephoneor other services are not paid by Lessee, Lessorwill
`have suchitems replaced. The cost thereofand the amount of damages, unpaid chargesforutilities,
`telephoneorotherservices will be deducted from the security deposit andthe balance,if any, shall be
`returned to Lessee,if such security deposit has notalready been applied to unpaid rent. If the costs of
`such necessary repairs or replacementor other charges exceeds the amount of the security deposit, Lessee
