`the Urbs LLC

`Plaintiff Van Binsbergen & Associates, Inc., sues Superb Rental Holdings, LLC,
`fka Superb in the Urbs LLC, on a breach of contract claim. The parties entered
`into a property management contract with Plaintiff providing property management
`services for Defendant landlord for the property at 442 Rowland St. Tracy MN.
`
`During the relatively short contract, a number of tenants left and repairs had to be
`made to the units. There were miscommunications regarding who should hire
`contractors. Plaintiff did not communicate with Defendant about what contractors
`were hired and what they would charge. Some of the contractors overcharged for
`their work and Plaintiff did not catch the overcharged contracts and let Defendant’s
`get overcharges because of alleged labor shortages in Tracy, MN.
`
`While Plaintiff managed the property, the apartment became significantly less
`profitable, and Defendant rightly terminated the contract between the parties.
`Defendant’s witness was more credible in their testimony than Plaintiff’s witness.
`Plaintiff did not properly maintain the property or caretake the property at 442
`Rowland St. Tracy MN.
`
`The following paint, material and fixture costs should be recovered by Plaintiff
`because they were used or left at the property:
