`All work in CLA, stain removal from sheetrock and mullions and removal of water fountain,
`has been completed and accepted by the tenant.
`Demising wall installed in Guardian/Opes.
`All invoices for the storm damage, except for the replacement of the one revolver have been
`received. Total cost will be $131k with estimate of $54k for revolver. Deductible is $100k.
`Revolver should ship on 9/12.
`Working with town of Addison to get variance for Blue Sky Bank’s exterior building signage on
`the 7" floor of Tower I. We thought we had the variance in the property’s name, but it was
`in the tenant’s name.
`Replaced 2 defective vibration switches and aligned 2 drive shafts on Tower I cooling tower.
`Dead oak tree on north side of property removed 8/31.
`Replaced the A/C unit for the low-rise elevator machine room in the garage.
`RGP moved out this past weekend. Did damage to freight doors, Otis had to be called out.
`We will be billing the tenant back for the cost.
`Orchestrate HR, a sub-tenant of a sub-tenant of USPI on the 8th floor of Tower III will be
`moving out in two weeks. Their sub-lease goes to 10/31/25, which they will continue to honor.
`This actually makes it easier to expand OrthoMed on the 8th floor as we would not have to
`relocate Orchestrate.
`
`Meeting with Elevated Cab on 9/11 to get quotes on repairs to the interior cabs, primarily
`damage to the flooring, that will be billed back to Otis.
`All prior takeover AP invoices have been entered.
`Despite repeated attempts, Fortis will not provide the Kardin files or provide access to the
`portal to retrieve them.
`
`CONSTRUCTION
`
`Construction on floors 3 and 4 in Tower III for Hilton is in process and should be completed
`by the end of the year. An allowance of $2.113mm was given is their 9th Amendment. We
`are working with TK Elevator to provide the software to get the low rise bank to stop on 5
`where Hilton is currently occupying. The shaft and doors are there, just need to reprogram
`the cabs.
`Bids have been completed on the buildout of Blue Sky Bank on the first floor of the atrium.
`An allowance of $203k was provided in the lease. The bidding came in at $100k over the
`allowance and the tenant will have to provide 90% up front for work to commence. Work
`should commencein 45 days.
`Bids for the Orthomed expansion are going to GC’s. An allowance of $1.172mm was provided
`for the expansion and workin the existing space.
